Fruition Properties gets go-ahead for its 'most substantial' project to date



Fruition Properties has been given the green light for a £50m residential-led, mixed-use scheme at 2 Scrubs Lane in north-west London, the developer’s most substantial project to date.


The development will deliver a 20-storey residential tower, 2,300 sq ft of commercial space, a new church, nursery and community facilities at Old Oak and Park Royal.

The scheme has been part-funded by crowdfunding investment platform Propio and was designed by architects Stiff + Trevillion.

The approved development is situated on the north-eastern entrance to the 650-hectare regeneration zone and will provide 85 new homes comprising one-, two- and three-bedroom apartments, with 35% of them affordable, 12 for London living rent and 16 for shared ownership.

Fruition Properties has been working together with the Old Oak and Park Royal Development Corporation (OPDC), the Greater London Authority (GLA) and the Pentecostal City Mission Church – which currently occupies the site – to deliver the mixed-use scheme.

Mani Khiroya, managing director at Fruition Properties, said that this was a hugely prestigious project for them – playing a key part in the wider regeneration of Old Oak and Park Royal – which, when finished, would deliver a new, highly connected district for London from underutilised land.

“The result demonstrates our values and commitment to working closely with the community, the local and wider London authorities to achieve an outcome that is beneficial for all parties. 

“When complete, not only will 2 Scrubs Lane provide much-needed new private and affordable homes, but also improved fit-for-purpose community facilities that will allow the local area to flourish."

Construction is set to commence early 2019 and is estimated to be completed for 2021.
