Ilke Homes becomes fully integrated housing developer after launching new business unit



Modular housing manufacturer Ilke Homes has created a new homes and development unit, making it a fully integrated housing developer.


It merges Ilke Homes’ core offering as an offsite manufacturer that supplies homes directly to clients with turnkey development solutions, whereby customers can purchase complete developments.

As a result, the modular housing company will acquire land, gain planning permission, manufacture the homes, and develop the sites.

The business found that clients often want a mix of direct home supply on their existing sites, right through to purchasing complete developments. 

By combining the two teams, Ilke Homes is able to offer more customer choice and flexibility to clients across affordable housing and BTR schemes, as well as for market sale.

The new business unit will manage the near 200% annual growth of the company’s demand pipeline, and all sales of homes to customers, including housing associations, local authorities and private developers.

The company has also opened new regional offices in London, Birmingham and Bristol, which will enable it to identify undeveloped sites in the Midlands, South East and South West.

Ilke Homes managing director, Ben Miller, has been promoted to the role of CEO of the new division, while Dave Sheridan, executive chairman, will continue to oversee the manufacturing and development functions of the business.

Ben — who joined the company in April 2019 from housebuilder Crest Nicholson — has expertise in the regions where Ilke Homes as opened offices, and will look to continue to scale up the business as it aims to deliver 5,000 homes per year by 2025.

"For Britain to recover quickly from Covid-19, the construction sector needs to be able to respond fast,” Ben said.

“Having a presence in every region will allow us to better support councils and housing associations, which have a real opportunity to speed up their housing delivery with high-quality, eco-friendly homes that can be manufactured and installed quickly, while fully complying with social distancing measures.

"Having a turnkey offer — where we acquire land, get consent and supply finished modules — will enable us to better support clients who want to bring homes to the market more quickly.

“The in-house team we've established has huge experience and, while there will absolutely be challenging times to come, I am confident we are well placed to tackle them head on."

Ilke Homes has a development pipeline of circa 3,200 homes, which has almost trebled from 1,200 homes a year ago. 

“Our latest expansion gives us a presence in every English region and is testament to the rapid growth of our business,” added Dave.

Ilke Homes is part of the national Homes for Heroes campaign, which is calling on the government to commit to deliver 100,000 affordable, eco-friendly, factory-built homes for key workers on public land.
