Etopia Homes gets green light for eco-friendly development in Kent



Dover District Council has approved Etopia Homes’ plans to deliver 50 eco-friendly homes on a site in Eastry, Kent.

The 6.35-acre development, named Greensands, is set to deliver 35 private-sale and 15 affordable homes, comprising a mix of two-, three- and four-bedrooms.

All of the houses will achieve an EPC rating above the highest category of ‘A’ by using low-carbon technologies, sustainable building methods and materials, as well as smart devices that collect real-time data on a home’s energy performance.

Etopia Homes will be acting as a turnkey developer, manufacturing the homes at its Cheshire factory using its ‘hyper structurally insulated’ panelised system.

Once complete, the panels will be shipped to Eastry and installed to form a home’s superstructure, which is set to take around three days.

Other key features of the homes include:
integrated low-carbon technologies, such as air source heat pumps and solar panels 
a mechanical ventilation with heat recovery system fitted with a filter that can remove 80-90% of certain allergens, as well as pollution 
sensor technology that helps optimise a home’s energy use and regulate humidity levels

The scheme — which has been designed to meet 2050 net-zero targets to avoid the need for huge retrofitting costs — will assist Dover District Council in meeting their climate change obligations.

Work on site is due to start later in July, with the first homes set to be completed by the end of the year.
