Whitbread and Dominvs Group unveil plans for Manchester mixed-use scheme



Whitbread and Dominvs Group have submitted plans for the redevelopment of the Deansgate Premier Inn in Manchester into a mixed-use scheme.


The proposals for the One Medlock Street project will see the demolition of the existing hotel and the creation of a 13-storey commercial office building and a 37-storey PBSA building.

The scheme will offer 36,000 sq m of Grade A office space with access to external amenity space on each floor, as well as 1,014 high-specification, professionally-managed student rooms.

Further enhancements to the site include a new public realm — including a landscaped pocket park and rain garden — to bound the current streetscape, together with green streets connecting the site to the wider First Street Regeneration.

This is the third project Whitbread and Dominvs have collaborated on.

The proposals are expected to support 475 jobs and a £198m productivity boost during construction. 

Once completed, the scheme will provide room for 2,200 office jobs, and is estimated to contribute £1.6m in business rates per annum.

“We’ve worked in partnership with Whitbread to create a mixed-use scheme that will provide an attractive, sustainable and well-connected hub for work, study and living in a huge boost to Manchester’s Southern Gateway. 

“While contributing to the continued regeneration of the First Street area through new community amenities and green spaces, One Medlock will provide much-needed student housing.
