The deal will see TopHat bring an initial 10 timber-framed modular homes for the housing association, with a further 31 scheduled to be delivered as part of the project’s second phase. 

The site has already been granted full planning permission by Blackburn with Darwen Borough Council.

TopHat will precision-engineer the homes along production lines at the group’s 140,000 sq ft manufacturing facility in Foston, Derby, and transported to site once complete. 

Every home will be net zero-carbon, achieved through building fabric and the incorporation of low-carbon technologies, such as solar panels and battery storage. 

These efficiencies mean that all the homes being delivered by TopHat for Together Housing are expected to have an EPC rating of ‘A’.

Modular housing promises to offer a solution to sky-high energy bills and the lack of housing stock by delivering high-quality, energy-efficient homes faster than traditional housebuilding methods.

TopHat is due to start installing the homes from March 2024.
