Residential building starts fall by over half in Q4 2023 compared to Q4 2022 but could be due to early project starts says DLUHC



The number of residential building work starts in England fell by 51% in Q4 2023 compared with the same quarter in the previous year, according to the Department for Levelling Up, Housing & Communities (DLUHC) housing supply report.


For the period running from 1st October to 31st December 2023, the seasonally adjusted figure for the number of new dwelling starts was 19,080.

This is a reduction of over half from the same time last year and a 10% reduction from Q3.

The DLUHC said the reason for the sharp decline in Q4 and Q3 2023, as well as the increase in Q2 2023 where the number of site starts was at 67,600, may be due to housebuilders bringing projects forward in order to avoid the costs of complying with new building regulatory standards involving energy performance and electric vehicle charging points.

The seasonally adjusted figure for dwellings completed in Q4 2023 was 39,650, a 15% decrease compared to the same quarter last year but held stable from the previous quarter with 0% change.
