York councillors unanimously approved the site off Hull Road, with 49 of these properties to be transferred to a local housing association or sold as first homes at a 30-40% discount.
The homes will range from one to four-bedrooms and include apartments, terraces, semi-detached and detached houses. Each will be fitted with air-source heat pumps and EV charging points.
Nearly three acres of public open space will also feature in the development with £1.45m to be provided to local education, the NHS, sports provision, new bus stops and a children’s play area.

The housebuilder has offered to commit to a period of exclusivity for both local people and key workers on open market dwellings before they go on general sale.
“This development will provide a range of house types for young people, families and downsizers alike with excellent access to local amenities,” said Joel Frank, land director at Persimmon Yorkshire.
“We all know the difficulties local people, particularly families, have faced to get on the property ladder in the city, so we’re pleased to be playing our role in delivering new homes for the people of York.”
