Greenlight for 430,000 sq ft Indurent site



Indurent has secured planning consent for a 432,000 sq ft industrial and logistics development in Lichfield.


Known as Indurent Park Lichfield, the site will comprise eight mid-box units ranging from 36,000 sq ft to 83,000 sq ft.

Each unit will be designed to achieve a BREEAM ‘excellent’ rating and EPC ‘A’ accreditation for energy efficiency. The integration of solar panels is predicted to offset onsite energy demand by around 75%, with 13% biodiversity net gain through the planting of new woodland and grassland onsite.

Construction is due to commence in 2025 with the first phase scheduled to complete in 2026. This period is expected to create 250 jobs and, once complete, an additional 820 full-time jobs will be hosted by the units.

“The approval of Indurent Park Lichfield will help to address the region’s acute undersupply of modern mid-box warehousing and deliver significant social and economic value for the region,” said Jessica Evans, senior planning manager at Indurent.

Indurent was created in July 2024 following the private equity-led merger of Industrials REIT and St. Modwen Logistics. The resulting company has a portfolio covering 27 million sq ft.
