Progress made on 540 Vistry homes



Vistry has secured approval for 400 homes, with commencing work on another 140.


The housebuilder has received the green light from West Suffolk Council to build 400 mixed-tenure homes at King James’ Park in Newmarket.

That development is being made in partnership with affordable housing provider Clarion Housing, with the first affordable homes to be delivered in Spring 2026.

The homes - ranging from one to five-bedrooms - will be sold under the housebuilder’s Bovis Homes and Linden Homes brands from Autumn 2025.

Work is expected to start in early 2025 and be completed by the end of 2029.

“We are delighted to have secured planning permission for the delivery of 400 high-quality new homes in Newmarket, enabling us to provide a diverse mix of both affordable and private homes that are much needed in the local area,” said Verity MacMahon, managing director at Vistry Central Home Counties.

“In collaboration with our valued partner Clarion Housing Association, we are excited to be creating long-term sustainable new communities for the residents of Newmarket.”

Meanwhile construction has begun on 140 homes, in partnership with Goram House, at the Dovercourt Road site in Lockleaze.

Known as The Brooklands, the development will feature one and two-bedroom apartments, and houses ranging from two to four-bedrooms. Half will be council-owned affordable housing, for social rent and shared ownership.

“We’re delighted to be working in joint venture partnership with Goram Homes on this exciting new development, which will breathe new life into this derelict site,” said Sue Scholfield, regional managing director at Vistry’s Bristol region.

“The initial works have started, and the first homes will be ready to move into towards the end of 2025.”
