£2bn Mayfair development topped out

A £2bn development in Mayfair has been topped out, with completion planned for spring of 2026.

Called 1 Mayfair, the development has 24 “principal residences” including apartments, penthouses and townhouses with five further small apartments - or pieds-à-terre - on site.

Construction began in 2020 and the building includes an extensive basement which houses a health spa, swimming pool and underground parking, with 1 Mayfair also having a concierge service.

Apartment prices will start from £35m and the developer claims there is a 600-long waiting list of ultra-high-net-worth individuals who have registered an interest in living at 1 Mayfair.

The 300,000 sq ft development has been constructed by Mace and designed by architects Robert A.M. Stern Architects, or RAMSA.

The site is being developed by developer Caudwell.

John Caudwell, founder of Caudwell, commented: “The topping out marks the completion of the structure and basement of 1 Mayfair and underlines the advanced stage of the project’s construction.

“1 Mayfair will deliver a legacy for London in the form of a landmark residential scheme that is timeless in terms of its architecture, design and build quality, setting a benchmark for London living and luxury design for centuries to come.”
