HBF: Sense of community driving homeowner decisions



A sense of community is the most important deciding factor when influencing where homeowners live, according to new research by the Home Builders Federation (HBF).


In conjunction with Rightmove, the study of over 1,000 consumers found “friendly neighbours” was one of the most widely selected criteria.

Overall, 57% of the sample chose this as a crucial factor. After this, access to “quality local parks and public spaces” was selected by 54% of respondents.

Respondents valued a ‘sense of safety’ and the ‘cleanliness and maintenance of the general environment as very or extremely important (85% and 75%, respectively).

When asked what would indicate a good community, one participant said: “having shared spaces and local amenities makes a big difference - it’s where relationships are built, and the area starts to feel like home.”

In addition, 52% of respondents identified access to utilities as important.

“These findings highlight how much people value the pride and connection of living in a well-designed community,” said Neil Jefferson, CEO at the HBF. “New build developments are uniquely positioned to offer not just quality homes, but the amenities and shared spaces that bring people together and forge lasting bonds.”

According to the BHF, builders contribute over £50bn a year to local economies in the UK.

This includes £630m being invested in new and improved schools, with £200m for open spaces.

Alex Slater, commercial director at Rightmove, added: “Finding the right place to call home isn’t just about the house itself, it’s about the lifestyle and connections that come with it. There are many emotional factors driving decision-making when it comes to buying a home and it’s clear from our research that thoughtfully designed communities can make a real difference to peoples’ lives.”
