Lendlease secures green light for £1.9bn Smithfield Birmingham project

Lendlease has received planning approval from Birmingham City Council’s Planning Committee, allowing the £1.9bn Smithfield Birmingham regeneration scheme to move forward with its first phase.

The building, designed by Bell Phillips and local practice Intervention Architecture, will overlook Manor Square and create 408 BTR homes.

As the first residential element of Smithfield Birmingham’s regeneration, it will also feature a health and wellbeing-inspired leisure facility, along with a mix of shops, bars, and restaurants.

Outline plans for the 17-hectare site were unanimously approved by Birmingham City Council in June last year.

The full development will provide over 3,000 homes, cultural and leisure attractions, and workspace for businesses.

Smithfield Birmingham will create up to 9,000 new jobs and is expected to deliver significant economic benefits to the city and wider West Midlands region.

Selina Mason, director of masterplanning for Smithfield Birmingham at Lendlease, said: “We’re delighted to have achieved full planning approval for our first phase of much needed new homes alongside spaces that support health and wellbeing and the local community.

“This is a key milestone that will kickstart the delivery of 3,000 homes for England’s second city — creating jobs, wider opportunities, and making Birmingham an even better, lively, and welcoming place for people to live and work.”

“As the master developer, we’re excited about working with investors and partners on Birmingham Smithfield.”

Councillor John Cotton, leader at Birmingham City Council, commented: "This £1.9bn development will transform the area, creating a new community in the heart of our city.

“We are delighted to see these exciting proposals moving forward."

Colin Murphy, project lead on Smithfield Birmingham at Lendlease, stated: “This is a major milestone for the Smithfield project and important step forward in Birmingham’s transformation as an international city.

“We look forward to continuing our engagement with tenants, residents, and everyone else connected to this once-in-a-generation opportunity.”
