The strategic property consultancy has published a new report into alternative real estate industries and highlighted the ones with the strongest investment case in 2025.
In addition to affordable housing and BTR, Rapleys picked out data centres, renewables and infrastructure as “go to” opportunities.
Dentistry and veterinary clinics and self-storage units were among the top picks for 2025, having also been highlighted in 2024.
Last year, Rapleys picked out automotive and roadside properties as sub sectors to prioritise.

Raplesy pointed to strong demand and rental growth as supporting its view for affordable housing, BTR and dentists and vets, with these expected to continue over the next three years.
"Alternatives open up a whole new raft of income and opportunities that, with the right advice, will deliver double digit returns over three-, five- and 10-year horizons,” said Rebecca Harper, head of investment at Rapleys.
“For dentists, vets and self-storage returns are already there in the three to five years, whilst affordable housing and BTR represent longer returns.”
