Located in Takeley, the 12.5 acres was previously used as farmland and forms part of a masterplan brought forward by Weston Homes.
Weston will retain ownership of the adjacent Priors Wood, which is protected.
Approved plans for the site will now be adapted by Dandara, with a Section 73 application expected to be submitted in the coming weeks.
A planning decision is anticipated in October, paving the way for construction to begin in November and the first homes to be completed by May 2026.
Out of the 96 homes delivered, east of Parsonage Road, 39 of these will be deemed affordable.

Dandara will also deliver over £2m in contributions to the local community infrastructure.
