TOWN and Hill Group submits plans for Northstowe co-housing scheme

TOWN and The Hill Group have submitted a planning application to deliver 145 co-housing homes in Northstowe, Cambridgeshire.

Designed by Mole Architects, the application is aiming to deliver these homes across four compact buildings with two co-housing communities side-by-side. Forty percent of these homes will be designated as affordable, with affordable rent and discount market sale.

This is the first major proposal submitted from TOWN and The Hill Group which entered into a joint venture earlier this year.

This site is located nine miles from Cambridge and will build on the success of Marmalade Lane, a cohousing neighbourhood delivered by TOWN and Mole Architects. The new neighbourhood will include terrace houses, maisonettes and apartments ranging from one to four-bedrooms.

These will be built around a pedestrianised street and framed by shared gardens, play spaces and two ‘common houses’ where residents can cook and eat together.

Subject to consent, construction is expected to begin in summer 2026.

“Cohousing brings an incredible social energy to a new place,” said Jonny Anstead, founding director at TOWN.

“When residents know each other, share space and take collective responsibility for their environment, it creates a stronger, more resilient community.

“We’re excited to see this approach becoming part of Northstowe’s story.”

Andy Hill, founder and group CEO at The Hill Group, added: “By combining TOWN’s community-first approach with Hill’s mixed-use delivery expertise, we can create neighbourhoods that are sociable, sustainable and built to last.

“Northstowe is a great example of what this joint venture is designed to achieve.”
