The housebuilder has gained permission alongside Latimer, the development arm of Clarion Housing Group.
These homes are the fourth phase of the wider Ashmere development in Ebbsfleet Garden City which will deliver 2,600 homes in total.
Of the 228 homes in phase four, 57 will be designated as affordable.
Construction is scheduled to begin on these in December 2027 with the first homes expected to be handed over in Winter 2027.
"Securing reserved matters consent for Phase 4 is a major milestone for Eastern Quarry,” said Brendan Evans, regional managing director at Vistry Kent.

“This phase allows us to deliver high-quality, sustainable homes in a variety of tenures, contributing to the growth of the local community and providing new opportunities for residents.”
Phase one, which delivered 235 homes, has already completed and phase two is due to complete in Summer 2026.
Work on phase three will commence in February and deliver 216 homes. Ashmere is expected to be completed, in its entirety, in 2040.
