The specialist division of high-net-worth broker SPF Private Clients has this week completed a deal on a property in Chelsea, London, with an exclusive product.

The London-based master broker was introduced to an applicant who wanted to arrange a £500,000 loan to fully renovate the property.

The Chelsea property is worth £2 million, but after the refurbishment the end value will be £3 million.

The applicant had no previous experience and it was the first time they had taken on a project like this.

SPF managed to secure the client with the full £500,000 net loan needed. Net borrowing was at 65 per cent and the rate was at 0.99 per cent a month with no fee.

The deal took two weeks to complete from start to finish.

Zoë Claydon, Business Development Manager, said: “The emphasis on this deal was securing the no arrangement fee for the client; and with no added broker fees on top too, this case was extremely successful.

“We also managed to pay our introducer a very competitive proc fee for the deal.
