Savills has discovered that almost one quarter of new build projects in England are financed using Help to Buy. .


Savills has discovered that almost one quarter of new build projects in England are financed using Help to Buy.

Not including London’s 11 per cent, the rest of England was found to have facilitated 23 per cent of its new build completions via the Help to Buy Scheme.

Although being from a low base, the number of starts and planning permissions in England have risen in the year to March 2014.

Within Savills Q3 research, it was also uncovered that for house builders, the Help to Buy Equity loan has supplied a greater injection to lower value markets.

Also, the rising certainty surrounding the extension of Help to Buy has allowed larger house builders to forecast increases in completions. Across the major builders, Savills has pinpointed an intention to increase annual output by 25,000 units in total.

The last six months has seen the scheme support 2,387 sales per month, with the mean price sitting at £213,252. Savills predicts that at this rate, the funding can last comfortably until the scheduled end date.  However, if the rate of 4,000 per month was maintained consistently, the funds would be exhausted within 2018.

In regards to the future of the markets and the possible impact from this scheme, Nick Gregori of Savills said: “2020 may seem a long time away, particularly with a general election in between. However, planning an orderly end to the scheme is essential to avoid disrupting the markets where it has had the greatest impact. A gradual phasing out is likely to be the best option.”
