HS2 homeowners to be compensated



The Department for Transport has revealed a compensation and assistance package for homeowners affected by the next stage of construction for HS2.


From 26th May, owner-occupiers along the planned Phase 2a route between the Midlands and Crewe can apply for a range of compensation, including express purchase, rent-back options and cash sums.

Robert Goodwill, Minister of State for Transport, said: “HS2 will transform our country, generating jobs and growth, and helping to rebalance our economy.

“However, where people are affected by the railway in a less positive way, we will do what we can to help.

“This comprehensive package of compensation and assistance is looking after those people who live along the HS2 route, while balancing our responsibilities to the taxpayer.”

Those closest to the HS2 line, in what is known as the ‘Safeguarded area and extended homeowner protection zone’, will be eligible to serve a blight notice forcing developers to buy their home.

They may also utilise an express purchase scheme, through which owners can sell their home to the government at full-market value with an additional 10% to cover costs.

Property owners within 120m of the line are eligible for a cash offer of between £30,000 and £100,000, as well as a need-to-sell scheme and rent-back options.

A ‘homeowner payment zone’ extends to within 300m of the track, and offers up to £22,500 in compensation packages.

Simon Kirby, Chief Executive of High Speed Two Ltd, added: “It is right that anyone affected by construction of the railway is properly compensated and given all the assistance they need.

“The measures announced today underline our commitment to fair treatment for communities along the route of the railway.”

Services to and from Crewe are set to open in 2027.
