Devonshire Hill Residents Association believes that Tottenham Hotspur FC’s plan to build 144 new flats will have a major impact on the neighbourhood.
The residence group has made it clear that it does not oppose the development, but it stated: “We are very concerned that this development is totally out of scale with the area, and flies in the face of Haringey’s official local plan.”
Among the concerns raised by the residents is the question of whether the planned tower blocks would be a good fit for the area, which currently consists of leafy streets.
It also warned that the towers would overlook and create privacy issues for nearby houses and gardens, while it also felt that by allowing the residential properties to be built on an industrial site could lead to more parts of the area being turned into tower blocks.
Finally, it warned that the new homes will see the area’s population double with the residents’ group questioning the impact it would have on local amenities, such as health care.
The group is now urging fellow residents to comment on the planning proposals on Haringey Council’s website.
However Tottenham Hotspur told Development Finance Today that the area was currently underused and its proposals would significantly enhance the immediate neighbourhood and provide much-needed affordable homes.
“Following a long period of local engagement that began with a public meeting in December 2015, a number of design revisions have been made in direct response to consultation feedback, most notably a reduction in the height of the scheme from seven storeys to six and the inclusion of new retail and/or community facilities to support the demand of local residents.
“Our substantial design changes also include the provision for a new bus shelter for the W3, an increase in the number of parking spaces, improvements to the site access and the option to upgrade the existing eastern footpath to enhance safety and security for users.
“We believe the latest designs for the proposed development meet all of the aims of Haringey’s planning policy and will deliver an attractive and appropriate new residential community that supports the wider regeneration of Tottenham.”
