The site has been purchased from Rainier Developments Ltd with outline planning consent in place.
The agent for the land sale was Bedford-based Robinson & Hall.
Hayfield has submitted a reserved matters application to Buckinghamshire Council for a range of two-, three-, four- and five-bedroom executive houses of up to 2,672 sq ft, which will feature brick detailing, traditional porches and brick chimneys.
The £21m project will feature air source heat pumps, energy-efficient underfloor heating, smart electric vehicle fast-charging points and ultra-fast broadband.
The development will also incorporate landscaped public open space and a new village shop, as well as a SuDS balancing pond, swale network and extensive new tree planting incorporated into the masterplan.

The housebuilder is also on track to double its turnover to over £100m this year.
