Located just south of Snowdonia National Park, Aberllefenni is being sold as a portfolio of 16 tenanted homes and approximately 48 acres of agricultural land.
Included in the package are a terrace of nine two- and three-bedroom cottages and a pair of modernised three-bedroom properties.
Estate agent Dafydd Hardy has listed the village at just £1.5m in order to achieve a quick sale.
Dafydd Hardy estimates that with full occupancy the portfolio could generate a gross annual income of approximately £70,000.
The town sits near Aberllefenni Slate Quarry, one of the oldest such quarries in Wales.
Active extraction ended in 2002, though some surface work continues to this day.
