Harris Associates launches 2,000+ bed PBSA portfolio across five UK university cities



Harris Associates, on behalf of Southern Grove and Tadhamon Capital, has brought to market a 2,049 bed PBSA portfolio across five assets located in Nottingham, Guildford, Colchester, Sheffield and Loughborough.


The Future (Portfolio) comprises a mixture of cluster en-suites (66%), studios (24%), townhouses (6%), and one- to three-bedroom apartments (4%), and boasts a blend of domestic (c.45%) and international (c.55%) student occupiers.

Overall, it is estimated to generate a gross operating income (GOI) of £20.7m in the upcoming academic year, and strong rental growth prospects for the subsequent academic year.

Each asset includes amenities tailored to the needs of each location, including a cutting-edge gym for Loughborough's athletes, customised performance spaces for Guildford's dance and drama students, and dedicated gaming areas for Nottingham's e-sports enthusiasts.

The schemes also offer shared spaces, such as roof terraces, outdoor wellness areas, lounges, and study hubs.

Howard Kennedy LLP is advising the entities which are selling The Future Portfolio — Southern Grove and Tadhamon Capital — on all aspects of the sale transaction.
